House Rules

If any issues are encountered during your stay, please reach out to us as soon as possible! Timely communication is KEY in getting issues resolved. The guest services team will work to troubleshoot with you first before calling out a handyperson. If the handyperson is unable to find an issue or it was user error, the guest will be subject to paying their fee. If there is an issue identified with the property, the owner will pay their fee.

1. No Smoking/Vaping: 
This is a 100% smoke-free property. Any violation will result in a $200 per day fine for the duration of the stay.

2. Pet Policy: 
- Undisclosed or unauthorized pets will incur a $250 fee.

- Monthly pet fees are on a case by case basis

- Approved pets and Emotional Support Animals (ESAs) incur a pet fee that can be found in the listing.

- Service Animals: ADA-recognized Service Animals stay for free.

- Cleanup & Damage: Guests must clean up after their pet. A $25 fee per instance of uncollected waste outdoors will be applied. Guests are responsible for professional cleaning costs for indoor "accidents" and the full cost of any property damage caused by pets.

3. Early Check-In/Late Check-Out: Requests require 24 hours' notice and are subject to availability, a fee will be charged accordingly. Extended requests may require booking an additional night. Unauthorized late check-outs will be charged a fee.

4. Cancellation Policy: By booking, guests agree to the cancellation policy detailed on the listing. Any requests to move dates remain subject to the cancellation policy of the original dates. [Exception]: If a guest cancels and those dates are successfully rebooked by another party, a refund will be issued to the original guest for the rebooked portion.

5. Consumables: We provide an initial supply of paper goods, soaps, sponges, and detergents. Any additional supplies needed during your stay are the guest's responsibility to purchase.

6. Lost and Found: Host is not responsible for any lost items. To recover an item, please contact guest services via the booking platform. We can ship items back for a $20 service fee plus the cost of materials and shipping, payable in advance. Items left behind will be held for 14 days; after this period, they are considered abandoned. 

7. Property Condition: Please survey the home upon arrival and report with photos any pre-existing damage or cleanliness issues within 4 hours of check-in. After this grace period, the guest accepts the property's condition and may be held responsible for any damages found after check-out.

8. Mail & Packages: Please contact guest services before shipping any items to the property, as mail access varies by location. The host is not responsible for any mail or packages delivered or lost during your stay. For stays exceeding 15 days, we may require a separate lease agreement or ask that you use a local post office for deliveries.

9. Pest Control: Our properties are professionally treated. Should a pest-related medical issue be reported, guests must provide medical confirmation of the cause. We will then dispatch a third-party inspector to verify findings and determine the appropriate resolution.

10. Lockouts: For doors with key access, contact guest services for lockbox instructions. For all other lockouts, guests are responsible for hiring a locksmith at their own expense. If a member of the host's team is dispatched to assist, a $75 service fee will be charged.

11. Moving Furniture: Moving furniture is not allowed. A $500 fee will be assessed if the cleaners have to move furniture to reset the property for the next guest.

12. Third-Party Bookings: Booking on behalf of others is strictly prohibited. The person who books must be the person staying. Any exceptions require prior written approval from the host via the booking platform.

13. Quiet Hours: Quiet hours begin at 10:00 PM each night and continue until 8:00AM each morning.. Quiet hours consist of keeping all audio and noise levels at a minimum level out of respect for the neighbors. 

14. Missing/Broken Items: Any items missing or broken must be reported to the host. Please leave broken items on the kitchen counter when you leave. Additional charges may apply. 

15. Garbage: No garbage or debris left outside unattended. All garbage must be bagged and stowed in the bins located on the property. A $50 fee, per bin, will be assessed for unbagged garbage found in the bins.

16. Property Maintenance: To keep our homes in top shape, light maintenance or repairs may occur during your stay. Regularly scheduled exterior services - including lawn care, snow removal, and hot tub maintenance - will proceed without prior notice. For any necessary indoor maintenance or repairs, we will request your permission before entering. Our team is authorized to access the property during business hours once coordinated with you.

  • From I-215: Take exit 6 for Wasatch Blvd/UT-190.
  • Merge onto Big Cottonwood Canyon Rd/UT-190 and continue up the canyon for approximately 12 miles.
  • The townhome is located in Solitude Village.
  • When you arrive at Solitude Resort, skip the first entrance (Moonbeam) and continue to the second entrance - the Village entrance.
  • Once you turn in, stay all the way to the left and head up the hill.
  • The home is located in the fourth structure on the right, near the top of the hill.
  • You will see a small shed on the left hand side of the road directly across from the driveway.

Parking at the home is limited, so please review the information below before arriving.

At the Home

🚙 Garage: Fits 1 standard-size vehicle.

🚗 Driveway: Additional parking is available for 1 vehicle in the driveway.

Additional Vehicles

If you’re traveling with more than two vehicles, additional parking is available at the paid parking lots throughout Solitude Mountain Resort.

Parking fees, availability, and regulations are managed by the resort and may vary by season.

Gaining Access

ACCESS:
You will access the unit through the front door. A lockbox is attached to the home next to the front door. To open the lock box rotate the number wheels to align to the access code that was emailed to you. Inside the lockbox is a key fob that unlocks the front door by holding the fob next to the black box.

⚠️ Do not remove or detach the key fob. It is secured with a cable, and damage or removal will result in a charge. This also ensures guests can easily access the home at all times.

Once inside, you’ll find a YELLOW lanyard with a keycard. This keycard may be used throughout your stay to access the unit and all resort clubhouse amenities.

⚠️ *** IMPORTANT – DO NOT LOCK THE DEADBOLT *** ⚠️
Locking the deadbolt will completely disable the key fobs & key cards and will result in a lockout. If you see the lock flashing red, the deadbolt is most likely engaged. Please ensure the deadbolt remains unlocked at all times to avoid being locked out.

Heating & Cooling

Each room has its own King electric baseboard heater with an individual thermostat.

These thermostats are a little different from modern heating systems, so please follow the instructions below to keep the home comfortable while helping us conserve energy.

How They Work

You may increase the thermostat above 50°F if you need to warm the room.

Once the room reaches a comfortable temperature, please turn the thermostat back down to 50°F or below.

Leaving the thermostat set above 50°F for extended periods causes the heater to run continuously, which can overheat the room and significantly increase energy usage.

Before Leaving the Home

When you’re heading out for the day or checking out, please turn each thermostat down to 50°F or below.

No Air Conditioning

This mountain home does not have air conditioning, which is common in the area due to the cool alpine climate.

For warmer days:

  • 🌲 Open the windows to enjoy the fresh mountain air.
  • 💨 Use the ceiling fans to circulate cool air throughout the home.

Thermostat Instructions (IMPORTANT)

These thermostats are old-school and a little tricky - please follow these steps carefully! There is a thermostat in every room for your comfort.

How They Work:

  1. If you set the thermostat above 50°F, it will keep running nonstop.
  2. That means the heater never shuts off, the house gets way too hot, and it creates a MASSIVE electric bill for us.

So please help us out by using them carefully!

 Temperature Guidelines:

  1. Do not ever turn the thermostat above 50°F.
  2. If you need it warmer for comfort, that’s totally fine - just don’t leave it set high for long periods.

Leaving it high makes the heater run nonstop and overheats the room.

 When You Leave:

  1. Leaving a room? Turn the thermostat below 45°F.
  2. Leaving the house? Turn it below 45°F.

Important Reminder:

  1. Never let the heater run continuously.
  2. These thermostats don’t automatically shut off - they’ll just keep going and going.
  3. This makes the home too warm for you and runs up our electric bill.

In short:

Keep it comfy, but please don’t set it above 50°F, and turn it down below 50°F when you’re not in the room or leaving the house.

We only ask a few things of our guests, as we know you're busy packing up:

  • Please leave the linens on the beds.
  • Start a load of used towels.
  • Clean any used dishes or start the dishwasher.
  • For used towels, please put them in a pile on the floor of the bathroom.
  • If you moved furniture, PLEASE move it back!
  • If something didn't work during your stay, please let us know.

If you have extra time, please continue to help us with the laundry as it is the most time consuming check out task.

  • Heated driveway

    During the winter months, the driveway is equipped with a snow-melting system to help keep it clear of snow and ice.

    Please Leave the System On

    The heated driveway is controlled by a switch located inside the garage.

    ❄️ During the winter season, please leave this switch ON at all times.

    Turning the system off may allow snow and ice to accumulate, making access to the home more difficult and potentially unsafe.

  • Television

    The TVs are equipped with a Roku devices. Roku is a software that allows you to enjoy free content, live TV, and music from The Roku Channel, CBS News, iHeartRadio, and more, or securely use your personal login on a variety of streaming apps.

    After turning on the TV, Roku will ask you to input your check-out date. You'll then be free to use any of the available apps with your personal logins. On your inputted check-out date, the TV will reset and sign you out of any streaming platforms you may have used.
